Rules of Procedure

Duties, terms and conditions.

1.- The tenant must sign and provide the necessary data to complete the "Book of Tenants Registration", as well as the companions. You must also sign the "visitors book" with data and signatures of the parties if necessary. Temporary visitors (for Cuban citizens) must be over 18 years of age.

2.- The price agreed with the owner will be room / night. You must pay in advance the total amount of the stay, cash in CUC or in national currency CUP (according to the current exchange rate). Any other currency will be agreed with the owner.

     In case of stays longer than the month, must pay in advance the monthly payment of the following month in the last two days of the month that concludes or agree payment dates with the owner.

3.- Two people per room plus one minor are authorized. In the latter case, contact the owner in advance to create the conditions of the minor's accommodation.

4.- The tenant and the companions must respect the rules of coexistence and the citizen's tranquility, also respect the conditions of use of the various common goods as provided by the Building Co-Ownership Regulation.

5.- The tenant must inform the landlord personally or through telephone 7 8337625 any concern, problem or need that presents during the stay in the house.

6.- Cleaning days and schedules will be scheduled according to what is agreed by both parties.

7.- The lessee must keep the keys that are delivered, these are non-transferable and copies are not allowed. In case of loss, you must pay the cost of changing the lock.

8.- You must close the doors and bars to access the house and building when you leave the property.

9.- The tenant will be responsible during his stay for the properties of the property that are detailed in the Inventory annex.

10.- The exit of the property (check-out) will be done at 12:00 and the check-in between 2:00 and 4:00 in the case of rentals in which the entrance and exit coincide. In the same day. Entry could be earlier depending on room availability. After check out, we offer the possibility of saving the luggage until the departure time free of cost.

11.- All the information that you provide must be true and the owner must be authorized so that he can check it if he considers it necessary.

12.- Drug use is not accepted. The guest will be expelled from the property without the right to claim.

13.- Minor couples are not accepted. The guest will be expelled from the property without the right to claim.

14.- No more than one partner is accepted at the same time.

15.- The lodging of more people than those initially hosted without the owner's authorization is not allowed.

16.- The introduction of works of arts that are national heritage is not accepted.


17.- The introduction of flora or fauna protected by law is not accepted.

18.- Lodging of guests with firearms and / or knives is not accepted.

19.- Any interruption of the stay due to major causes beyond our control will be reimbursed the amount of the nights not enjoyed. (Does not apply to AirBnB guests).

20.- The guest has the right to arrive, cancel or interrupt the stay, if the rights of the same are not fulfilled or not to count or receive the services offered and promoted by the host, reimbursing the total amount of the accommodation or the nights not enjoyed as the case may be. (Does not apply to AirBnB guests).

21.- If the tenant decides to leave the accommodation before concluding the total reserved stay, he must pay 50% of the accommodation rates for the nights not enjoyed. (Does not apply to AirBnB guests).

Rights:

- The guest has the right to have an adequate cleaning of the property.

- The guest has the right to require the change of bed linen, towels and hygiene supplies as stipulated or agreed with the host.

- The guest has the right to enjoy a good technical condition of the property, equipment and in general, the offers exposed by the host.

- The guest has the right to receive a good treatment and all the information you may need during your stay in Cuba.

- You can make use of the telephone, TV, refrigerator, microwave, kitchen utensils and crockery at no additional cost to the agreement.

Renter is prohibited from executing the following acts, acts and contracts:

- Sublease: The Tenant may not sublease the Leased Unit, nor constitute any right over it in favor of third parties, nor assign in any way his enjoyment or possession or the rights that emanate from his Contract.

- Destination: To allocate the Leased Unit, even if sporadically or temporarily, to a purpose different from that indicated in this Regulation. It is forbidden for the Tenant to use the Leased Unit for purposes that violate the Law, morals, good customs, or that affect the aesthetics and prestige of the Building.

- Inconvenience. Causing annoyances that disturb the tranquility of neighbors, causing annoying noises.

- Damage. The Tenant shall be obliged to compensate the Lessor for the damages that may be caused to the Leased Unit and / or the common property of the Building.

- Smoking in the heated areas (rooms) of the leased unit.

- Leave the electrical appliances (weather, TV and kitchen) on when you are away from home.

General disposition

Review of the Leased Units. The Administration may, at any time, review the status of each of the Leased Units, for which, the respective Tenants must grant the access facilities and / or any other type that may be required.
